General Conditions

1. Scope of Services

Rentering is an online platform that connects guests with property owners and third-party service providers.

Depending on the type of booking, Rentering may act as:

  • An intermediary in direct rental agreements between landlord and tenant
  • A service provider for short-term or temporary rentals
  • An affiliate partner redirecting users to external platforms for hotel or car rental bookings

2. Property Information and Accuracy

All apartments listed on Rentering have been previously reviewed; however:

  • Property decoration and furnishings may change over time
  • Photos are provided for illustrative purposes only
  • Listings may not represent the exact current condition of the property

Rentering is not responsible for any changes made by property owners after publication.


3. Prices and Additional Costs

Published prices are final and may include building fees and city taxes unless otherwise indicated.

Additional costs may apply, including:

  • Electricity, water, and gas
  • Internet and cable TV
  • Cleaning or maid services

Guests must carefully review each property listing to understand what is included.


4. Commissions and Legal Framework

4.1 Long-Term Rentals (Habitual Residence)

In accordance with Spanish housing regulations, agency fees are paid exclusively by the property owner. Tenants are not charged any commission.

4.2 Short-Term / Temporary Rentals

For temporary stays (tourism, seasonal, or business purposes), Rentering may charge a service fee to the guest. This will always be clearly communicated before confirmation.

4.3 Affiliate Services (Hotels & Car Rentals)

In some cases, users may be redirected to third-party platforms (such as Expedia.es or similar providers):

  • Rentering acts solely as an affiliate partner
  • Reservations are completed on external platforms
  • Rentering may receive a commission at no additional cost to the user
  • All payments, confirmations, and responsibilities belong to the external provider

5. Reservation Policy

Reservations can be made:

a) By paying 25% of the total stay via bank transfer or cash
b) By credit card (as a guarantee unless otherwise specified)

  • The reservation deposit will be deducted from the total rental price at check-in
  • Failure to complete payment within the indicated timeframe may result in cancellation

6. Cancellation Policy

Cancellations must be notified by email.

  • 50% of the reservation amount will be charged for cancellations made 30 days or more in advance
  • 100% will be charged for cancellations within 30 days prior to arrival

These conditions apply unless otherwise stated in the specific property listing or external platform.


7. Check-in and Check-out

Standard schedule:

  • Check-in: from 2:00 PM
  • Check-out: until 10:00 AM

Key delivery hours: 9:00 AM – 9:00 PM

Additional charges:

  • €30 for arrivals between 6:00–9:00 AM or 9:00 PM–12:00 AM
  • €50 for arrivals between 12:00 AM–6:00 AM

Early check-in and late check-out are subject to availability.


8. Arrival and Departure Procedure

At check-in:

  • The guest will be received by the property owner or a Rentering representative
  • The guest must pay any remaining balance, deposit, and applicable service fee
  • The rental agreement and inventory must be reviewed and signed
  • Keys will be delivered

At check-out:

  • The guest must return the keys
  • The property will be inspected
  • The deposit will be returned, subject to condition and inventory

Guests must coordinate departure at least 48 hours in advance.


9. Stay Conditions and Guest Obligations

Guests agree to:

  • Respect the maximum number of occupants indicated in the contract
  • Use the property responsibly and respect neighbors
  • Avoid parties, illegal activities, or disturbances
  • Return the property in the same condition of cleanliness and order

Failure to comply may result in eviction and loss of deposit.


10. Cleaning Conditions

If cleaning service is included, it covers general cleaning, sheets, and towels.

It does not include:

  • Personal laundry
  • Dishes or kitchen cleaning

Guests are still responsible for returning the apartment in good condition.


11. Payments and Deposits

At check-in, guests must pay:

  • Remaining rental amount
  • Security deposit
  • Service fee (if applicable)

The deposit will be returned after inspection of the property.


12. Extensions and Early Termination

  • Extensions are subject to availability and must be requested in advance
  • A new reservation or contract may be required

Payments are non-refundable.

In long-term rentals, early termination may result in loss of deposit as compensation to the owner.


13. Minimum and Maximum Stay

Each property defines its own minimum and maximum stay conditions.

Typical stays:

  • Minimum: 7 days
  • Some properties: 30 days or more

All conditions are specified in each listing.


14. Liability Disclaimer

Rentering acts solely as an intermediary and is not responsible for:

  • Property condition or maintenance
  • Owner services or behavior
  • Utility interruptions beyond its control
  • Theft or loss of personal belongings

Guests must contact the property owner directly in case of issues.


15. Force Majeure

Rentering shall not be liable for delays or failure due to events beyond its control, including:

  • Natural disasters
  • Government restrictions
  • Transport disruptions
  • Emergencies or pandemics

16. Third-Party Platforms

When booking through external platforms:

  • The contract is between the user and the external provider
  • Rentering does not manage payments or reservations
  • All claims must be directed to the provider

17. Rentering Obligations

Rentering is responsible for facilitating the reservation process.

In case of unexpected issues with a property before arrival, Rentering may:

  1. Offer an alternative property of similar characteristics (subject to availability)
  2. Refund the reservation amount paid

18. Final Acceptance

By using this website and making a reservation, users confirm that they have read, understood, and accepted these General Conditions.

A physical signature is not required unless specifically requested.

Rentering is always available to all guests that are using our services or not, to provide any information they might need.
